This meeting is a Board Meeting of the Association. It is held for the elected Directors to conduct business and make decisions on the items listed in today’s agenda. This is not a member meeting. Members are welcome to attend as observers and must remain in order during the proceedings. Any member wishing to speak on a specific agenda item must sign the speaker sheet prior to the discussion of that item. The member will be recognized at the appropriate time during that agenda discussion. Members wishing to address matters not listed on today’s agenda may do so after the meeting has been adjourned. At that time, the Board and/or the Association Manager will be available to speak with members individually.
We will now begin our Board of Directors Meeting and ask that all persons in attendance silence their phones and allow the Directors to carry on the business of the association.

Let me turn your attention to the Aging DS report in your agenda. The D stands for detail of this summary report which are the specific lot owners in the top section that owe you money. You will notice the 3rd column status line which we use to indicate the collection actions and sequence. The summary is found at the bottom showing specific charges still due. As of the date of this report the association is owed

I will now turn your attention to the balance sheet. Here you will see your community has different funds to account for the operating separately from its reserve account. The last column indicates the cumulative total of all funds.
Starting with our bank accounts you will see the operating fund has $__ and the reserve account has $__ for the total bank balance of $__.
If you remember our review of the aging report that number is represented here as the total accounts receivable. Then line below that listed as bad debt is the balance of amounts owed as of 12/31 of last year. The total then represents the amount that remains unpaid for this current year.
Moving down the balance sheet I will now focus your attention to the net income line as this amount represents your profitability for the current year.
Now let’s turn to the budget comparison which essentially your income statement. The first 4 columns represent the month to date. We will focus our attention on column 5 which are the year to date amounts and then on column 9 which is our annual budget.
Starting with income, you will notice that ytd income is equal to our budget as we use an accrual based accounting method showing that everyone was billed. The accounts that have not paid are on the aging ds report and also listed on the balance sheet as accounts receivable.
Moving to other income, you will see we do not budget for this and these amounts are always uncertain and we show having billed $- year to date.
Moving to expenses now I am to going to report on each group.
